We check whether a petition will actually lower your tax bill, after caps and exemptions, before you pay. If it will, we mail you a ready-to-sign DR-486 kit with a return envelope addressed to the Suwannee County Clerk of the Circuit Court – Clerk of the Value Adjustment Board — $89 flat. You sign it and mail it, with your county's $50 filing fee, paid by you to the county.
We’ll tell you when not to hire us.
To appeal your Suwannee County property taxes in 2027, send a Value Adjustment Board petition (Form DR-486) to the Suwannee County Clerk of the Circuit Court – Clerk of the Value Adjustment Board within 25 days of your TRIM notice. The 2027 deadline is 25 days after Suwannee County mails its 2027 TRIM notices, usually in August, and it is printed on your notice. Florida counts the petition when it is received, not when it is postmarked. Include evidence of overassessment such as recent comparable values. The Suwannee County VAB filing fee is $50, payable to Suwannee County Clerk of the Value Adjustment Board; you pay it to the county with a cheque in the envelope. Petitions are authorized under Florida Statute §194.011. TaxAppeal USA checks first whether a petition will actually lower your tax bill, after Save Our Homes and other caps. If it will, we mail you a ready-to-sign DR-486 kit for $89: you sign it, add the fee cheque and mail it. We do not file your petition, represent you or appear before the Board.
Under Florida Statute §194.011 — we check first, we mail you the kit, you sign it and mail it
Many Suwannee County petition services take a share of your savings. TaxAppeal USA charges $89 for the kit, once, and only after checking that a petition would lower your bill.
Not the Suwannee County Property Appraiser. The Property Appraiser sets the value your petition challenges, but does not receive the petition — a DR-486 mailed there is never filed, and the appeal year is lost. The return envelope in your kit is addressed to the Clerk above; you put your signed petition and the fee cheque in it. Verified against Suwannee County's published VAB page →
At 15.6611 per $1,000, every $10,000 removed from a taxable value is worth roughly $157 a year — before any assessment cap. Where Save Our Homes or the 10% non-homestead cap already holds your taxable value below market, a reduction can be absorbed and save you nothing. Our free Suwannee County check tells you which applies to your property before you pay anything.
Deadline: the date printed on your 2027 TRIM notice. Enter your address and we'll check whether a petition would actually lower your tax bill before you pay anything. If it won't, we'll tell you, and we won't sell you one.
The 2027 season: TRIM notices go out in August. You can check your home and reserve your kit from June 25, 2027; we check again on the new values and refund you in full if the case is gone.
Check My Appeal — $89 Kit →TaxAppeal USA is a self-service document-preparation service. We prepare a ready-to-sign appeal kit and mail it to you; you sign it and mail it to the county yourself. In every state we serve, including Florida, we are not property tax consultants, agents, or representatives, we do not provide tax or legal advice, and we do not file appeals or represent customers before any appraisal district, board of assessors, board of equalization, value adjustment board, or review board. Every appeal, protest and petition is prepared for the property owner, signed by the owner, and mailed by the owner in the owner’s name. In Florida your petition is signed by you as the property owner under section 194.011(3), Florida Statutes, and the county’s Value Adjustment Board filing fee is paid by you directly to the county. TaxAppeal USA does not sign as your representative, does not appear before the Board, and does not present evidence or argument at a hearing.
