To appeal your Osceola County property taxes in 2027, send a Value Adjustment Board petition (Form DR-486) to the Osceola Clerk of the Circuit Court & County Comptroller – VAB Clerk within 25 days of your TRIM notice. The 2027 deadline is 25 days after Osceola County mails its 2027 TRIM notices, usually in August, and it is printed on your notice. In 2026 it was September 8, 2026. How to Appeal Your Osceola County Property Taxes

Under Florida Statute §194.011 — we check first, we mail you the kit, you sign it and mail it

1
We check first
We compare your Osceola County value with similar homes and run your bill through the caps and exemptions. If a petition won't lower your bill by more than our $89 fee, we tell you and don't sell you one.
2
We mail you the kit
Your petition on the official form (Form DR-486), filled in, with your evidence, a one-page checklist and a return envelope addressed to the Osceola Clerk of the Circuit Court & County Comptroller – VAB Clerk. A PDF copy of the full kit is also emailed to you the same day.
3
You sign it and mail it
Sign in ink, add your $50 filing fee cheque, add a stamp and mail it before the date printed on your 2027 TRIM notice — Florida counts it when it is received, so mail it the day it arrives. You sign as s. 194.011(3), Florida Statutes requires, and the Value Adjustment Board writes to you directly.

Not the Osceola County Property Appraiser. The Property Appraiser sets the value your petition challenges, but does not receive the petition — a DR-486 mailed there is never filed, and the appeal year is lost. At 14.9738 per $1,000, every $10,000 removed from a taxable value is worth roughly $150 a year — before any assessment cap. Where Save Our Homes or the 10% non-homestead cap already holds your taxable value below market, a reduction can be absorbed and save you nothing. Our free Osceola County check tells you which applies to your property before you pay anything.

Osceola County Property Tax FAQs

What is the deadline to petition property taxes in Osceola County, Florida?
Florida gives you 25 days from the date your TRIM notice is mailed. The 2027 deadline is 25 days after Osceola County mails its 2027 TRIM notices, usually in August, and it is printed on your notice. In 2026 it was September 8, 2026. The checklist in your kit is written to your county's date. Florida counts the petition when it is received, not when it is postmarked, so mail it the day your kit arrives or hand-deliver it. Petitions are authorized under Florida Statute §194.011.
How does TaxAppeal USA handle my Osceola County petition?
First we check whether a petition will actually lower your tax bill, after caps and exemptions, before you pay. If it won't, we'll tell you, and we won't sell you one. If it will, for $89 we mail you a ready-to-sign kit: the official form (Form DR-486) filled in for your Osceola County property, the evidence, a one-page checklist and a return envelope addressed to the Osceola Clerk of the Circuit Court & County Comptroller – VAB Clerk. A PDF copy of the full kit is also emailed to you the same day. You sign it in ink, add a stamp and mail it. We do not file your petition or contact the county; the county writes to you directly.
How much can I save on my Osceola County property taxes?
Your saving is the size of the reduction multiplied by your local tax rate. Osceola County's 2025 millage is 14.9738 per $1,000 of taxable value, so every $10,000 knocked off a taxable value is worth roughly $150 a year — before any assessment cap. Where Save Our Homes or the 10% non-homestead cap already holds your taxable value below market, a reduction can be absorbed by the cap and save you nothing at all, which is why our free check tells you which applies to your property before you pay. TaxAppeal USA charges a flat $89 — never a percentage of your savings. The county's $50 filing fee is separate and paid by you to the county.
Where do I mail my Osceola County VAB petition?
To the Osceola Clerk of the Circuit Court & County Comptroller – VAB Clerk, 2 Courthouse Square, Office 2707, Kissimmee, FL 34741 (attn: Attn: VAB Clerk). Not to the Osceola County Property Appraiser — the Property Appraiser sets your value but does not receive the petition, and a DR-486 mailed there is never filed. The return envelope in a TaxAppeal USA kit is already addressed to the Clerk above.
What is the Osceola County VAB filing fee?
$50 per parcel, payable to Clerk of the Court. Florida House Bill 7031 (effective July 2025) lets counties charge up to $50; Osceola County's adopted rate is $50. You pay it yourself, to the county, with a cheque you put in the envelope with your petition. It is not part of our $89 fee.
Who is the Osceola County Property Appraiser?
The Osceola County Property Appraiser sets the assessed value of every property in Osceola County — that is the value a VAB petition challenges. The Property Appraiser does not decide your petition and does not receive it; the Value Adjustment Board decides it and the Clerk of the Board receives it.
Is it worth protesting my Osceola County property taxes?
Florida counties charge a small filing fee, and TaxAppeal USA charges a flat $89 — after checking whether a petition would actually lower your bill. Outcome rates are not published by every state — where they are, they vary widely: a peer-reviewed study of Dallas County records found 69.7% of homeowner-filed protests won a reduction in 2020 (American Economic Journal: Economic Policy, 2025), while Florida counties reported anywhere from 57% down to 0% for tax year 2024. Your county decides, and we cannot promise a result.
Do I need to attend a hearing for my Osceola County petition?
That decision is yours. Many Florida petitions are resolved on the written evidence without anyone appearing. If a formal hearing is scheduled, TaxAppeal USA cannot attend for you — we prepare documents, we are not your representative — so you would attend yourself or choose not to. The county writes to you directly; forward us anything it sends and we'll help you understand it. Your evidence stays on the record either way.

TaxAppeal USA is a self-service document-preparation service. We prepare a ready-to-sign appeal kit and mail it to you; you sign it and mail it to the county yourself. In every state we serve, including Florida, we are not property tax consultants, agents, or representatives, we do not provide tax or legal advice, and we do not file appeals or represent customers before any appraisal district, board of assessors, board of equalization, value adjustment board, or review board. Every appeal, protest and petition is prepared for the property owner, signed by the owner, and mailed by the owner in the owner’s name. In Florida your petition is signed by you as the property owner under section 194.011(3), Florida Statutes, and the county’s Value Adjustment Board filing fee is paid by you directly to the county. TaxAppeal USA does not sign as your representative, does not appear before the Board, and does not present evidence or argument at a hearing.
